The Home Advantage Zero-Down FHA Loan combines a 3.5% down payment first mortgage option with a down payment assistance second mortgage of up to 5%. This assistance can be used toward the down payment and/or closing costs, providing a zero-down payment solution for qualified buyers.

Following counseling through a HUD approved agency, eligible borrowers will receive either a $600 credit at closing based on qualifying income.

Standard & customary closing costs still apply. Forgiven after 5 years if there is no 90 day or greater delinquency on the first 60 payments of the FHA first lien and property remains a primary residence. If the borrower moves out, sells, or refinances the mortgage prior to the anniversary of the 5th year, the borrower owes the entire original principal balance of the second lien. Repayable second mortgage lien is amortized over 30 years and repayable with a 70-year balloon payment. Not all borrowers will qualify.
