Flex Access Loan Suite

We have more than conventional loans, we have a whole variety! We have new products that are part of our Flex Access Suite that offer loans for non-traditional situations helping borrowers qualify for mortgage financing when they otherwise might have trouble using conventional methods. 

WHO BENEFITS FROM THIS SUITE OF PRODUCTS?

• Self Employed borrowers with very low taxable qualifying income but have strong cash flow as evidenced by bank deposits.

• Self Employed Borrowers paid by 1099 from one employer & show low taxable income. 

• Property Investors who just want a simple method to use a rental property’s cash flow to qualify for the loan.

• Borrowers with High Net Worth and Assets but don’t show traditional income sources to qualify.

• and Foreign Nationals with no U.S. Social Security Number or credit.

BANK STATEMENT LOAN - Mortgage Solutions for Self-Employed Borrowers

Allows self-employed home buyers to document income to qualify using cash flow from business and personal bank statements rather than tax returns.

• Minimum 15% down payment

• Owner and non-owner occupied single family

• Loan amounts from $250,000 — $3,000,0002

• Two years self-employed required

• Owner-occupied, 2nd homes, & non-owner occupied

 

INDIVIDUAL TAX IDENTIFICATION NUMBER (ITIN) PROGRAM

Non-US citizens without a social security number may qualify using their ITIN.

• Minimum 25% down payment

• Owner occupied single family homes, PUDs & condos1 eligible

• Loan amounts from $250,000 — $2,500,0002

• Credit Scores starting at 680 / Max LTV is 75%

 

INVESTOR CASH FLOW PROGRAM

Home buyers may qualify based on rental analysis to determine property cash flow. No personal income required to qualify.

• Minimum 20% down payment

• 1-4 unit non-owner occupied single family homes, PUDs & condos1 eligible

• Loan amounts from $250,0003 — $1,500,0002

• No personal income/employment information required

• Short-term rentals & VRBOs ok / No condotels or hotels

 

ASSET QUALIFIER PROGRAM

In lieu of income, home buyers with significant net worth may qualify by documenting sufficient assets to cover loan amount, down payment, closing costs, 6 months reserves, and 5 years of monthly expenses as shown on current credit report.

• Minimum 25% down payment

• 1-4 unit owner occupied single family homes, PUDs & condos1 eligible

• Loan amounts from $250,000 — $3,000,0002

 

FOREIGN NATIONAL PROGRAM

Specifically designed for foreign national buyers.

• Minimum 30% down payment

• Non-owner occupied 1-unit single family homes, PUDs & condos1 eligible

• Loan amounts between from $250,000 — $1,500,0002
